
West Harbour City 1 – 628 Fleet Street (Bathurst and Lakeshore)
Built in 2010 by the experienced developers PLAZACORP, this 36-storey, 502 unit waterfront skyscraper is truly a breath of fresh air. An extremely functional and efficient design, along with no expense being spared in the interior finishing, makes this an extremely rare find in the downtown condo market.
So, what do I get for $350,000, Anthony?
You should be able to find a 1 + 1 in the 670-680 square foot range. Although if you’re lucky, you might be able to snag one of the units in the 700-799 range. The functional layout make the units seem larger in comparison to other buildings in the area. You will also appreciate the amount of storage space! Walk-in closets are the norm in this building (did I catch your attention ladies?….and gentlemen too, don’t deny it), and the front foyers allow your guests plenty of space to remove and store their belongings.
In terms of amenities, you get great value for your maintenance fees (which will run you about $400/month). When you’re in search of relaxation, you can enjoy the 11th floor spa with breathtaking views, take in a movie at the rooftop mini-movie theatre, or enjoy the rooftop espresso lounge and grand piano. If you’re in ‘go’ mode, there are meeting rooms to buckle down and get some work done, and you will also enjoy the fitness room (also located on the 11th floor) that has Wi-Fi to make sure you keep connected. Oh…and let’s not forget my personal favourite: ample visitor parking! 67 spots to be exact, but hey….who’s counting?
The interior finishes in most units are remarkable (especially when you see so many builders cutting corners on certain finishes these days). They contain massive granite countertops, marble bathroom floors with soaking tubs and frameless glass showers, Koehler faucets, hardwood floors, stainless steel appliances, ‘matching’ modern cabinetry and a washer and dryer big enough to open your own small laundry business. Trust me, you will not be disappointed in the finishes, especially if you love to cook!
The location, in terms of downtown Toronto, is ideal for drivers. Right across from the recognizable Tip Top Taylor lofts, it’s only a few minutes drive to the QEW, which makes getting in and out of the city relatively pain-free (as much as it can be these days…) The building is also accessible through Fort York Blvd., giving you another option to finagle your way to and from the building. And for my fitness conscious friends, who doesn’t like to walk, run, bike or blade on the waterfront? Just make your way across the street, and you’re on your way, starting at the Martin Goodman Trail.
To be fair, there are a few minor detractions. You have to make your way into Liberty Village, King West or Spadina/Front if you’re looking for a variety of shops, bars, restaurants, etc. It’s only a stone’s throw away, but this building is not a contender in terms of great immediate local conveniences, especially when compared to some other downtown locations.
The other minor ‘annoyance’ I suppose I would call it, is that some of the units in this price range have balconies that are only accessible through the master bedroom. So you better be sure to make your bed everyday, or your friends might start talking about your housekeeping skills.
Aside from these minor issues, the units in this building are some of the nicest units I’ve seen in the downtown, waterfront communities in this price range.
