THE BUYING PROCESS

So, you're in the market to purchase a property. That's great! But now what?

Finding the perfect home for YOU can sometimes be very stressful and difficult. For most people, it's their biggest asset and financial commitment. And remember, once an offer becomes firm, there is no turning back.

Don't fret. You're off to the right start by looking at different Realtors. I'm full-service Realtor committed to finding you the perfect home. But if you don't believe I'm the right fit for you, I encourage you to seek another professional who is fully committed to their clients' needs and desires.

Your Perfect Home

We're not quite ready to go out and look at homes just yet. There are literally thousands of homes for sale on any given day. It is important, as your Realtor, that I really get a sense of how you envision your perfect home to look.

The buyer questionnaire helps us narrow the down the different features of a home that you're looking for. Don't worry....none of the answers are etched in stone and I promise it won't take you very long.

Then we discuss the questionnaire in greater detail. I may have some questions for you to clarify, or you may want to add or clarify aspects of the form as well. We'll also discuss the buying process in greater detail so that you don't feel uncomfortable when we head out into the big city. I want you to be completely informed from start to finish.

One final note. It's always beneficial to have pre-approval for financing. There is no point looking at homes outside of what you can actually afford. Many think a verbal 'ok' from a bank is sufficient. My advice and experience....get it in writing!

It's Time to go Hunting

I'll set you up to receive new MLS listings that meet your detailed and specific criteria. I also search listings all day, everyday...so you'll also be receiving listings from me as well. Don't feel like you can't surf the internet yourself to search for a home....I'm always open to clients sending me private listings or ones that may be slightly different from your original wants and needs.

In terms of when you want to see homes, clients prefer different things. Sometimes clients prefer I go see the property first to make sure it really fit their profile, before going to see it themselves. Others prefer to conduct a 'drive-by' themselves to make sure the location and 'curb-appeal' are what they envisioned. Finally, some like to practically see all the listings that they receive.

The decision is YOURS.

Once we find ourselves looking at homes, my role is to make sure the home fulfills all your needs and to spot any potential problems. There is absolutely no time limit on our end, these things can take time. I'm not out to sell you any home I want to find you the RIGHT home. It's not uncommon for us to talk clients out of properties they like, if we truly believe it's not a good fit for them. I'm not your cheerleader....I'm your teammate!

The Offer

So we've found you the perfect home and you're ready to make an offer. After filling out the basics, we'll discuss the key details and I'll draw the offer up with clauses and specs catered to your liking.

During negotiations, it pays to have a Realtor that is fully informed. Not only to make a case for something on behalf of YOU, but also to defend against points provided by the opposition. I'm that guy. You'll never be kept in the dark, and every detail will be fully explained to you. Remember, you've the power. You'll never feel pressured to sign anything you're not comfortable with. I may even suggest you walk away, if I feel the offer is not in your best interest.

Deal Completion

Although the paperwork is finished, our relationship is surely not. There are likely to be many questions after a deal becomes firm. I value your trust in me and don't take that lightly. I consider you a lifelong client whether you're in the market again or not. I'll keep in constant contact, and know I'm still available to take your call 24/7 should you have any questions or concerns.
