THE 'showing' procedure
There are many things to take into consideration when showing your property. The most important aspect is availability. The more accommodating we can be to potential buyers, the better chance we have of finding you the perfect buyer. Here are some things you will need to think about in order to maximize availability, and minimize stress and confusion:
1. Will you be staying at home or have you made other arrangements?
2. Are there any time or day restrictions in which the property cannot be shown?
3. How much notice time do you need for showings? 1 hour? 2 hours? 24 hours? It's important to note that many buyers like to make appointments the day of....so try to be as flexible as possible!
4. Will you be in town? If not, it may be beneficial to draft a Power of Attorney for you to sign, giving someone who is in the area permission to sign on your behalf.
5. Do you have someone who can turn on the lights in
the morning, turn them off at night, and make sure it's
locked and tidy?
We'll keep track of every showing and cancellation for insurance purposes, and to follow-up with fellow agents in regards to how your property shows!
Best Case Scenario
The following are tips that should be followed as much as possible, in order to get the best possible results.
1. Don't be there. If you absolutely must be
there, just be friendly and most importantly mum.
You don't want to tip your hand for possible future
negotiations
2. Turn the A/C on in the summer. Nothing makes a
showing more uncomfortable in the summer than a home
with no A/C. And in the winter, turn on the heat!
3. Keep the place as neat and tidy as possible.
(Put away mail, sweep, etc.)
4. Play quiet background music
5. Never let anyone randomly in your home.
Make sure it's scheduled through our office which
allows us to take calls 24/7
6. Finally, think positive!
