Documents We Will Require
The following list may seem overwhelming at first, but don't worry...it's not as bad as it appears. Most of the documents you'll have somewhere in your possession, while others may just require a simple phone call. And of course, we'll be there to assist you!
1. Deed/Transfer
2. Survey
3. Most recent Final Property Tax Bill
4. Home Inspection reports
5. Lawyer's reporting letter from the purchase of your home
4. Plans/Drawings for any renovations completed
5. Receipts/Warranties for work completed on your home
For Condos, include the following as well:
• Condo Declaration
• Condo Rules and Regulations
• Status Certificate (typically $100, and received
within 10 days of order)
• Property Management Company profile and information
• Maintenance Fees
Chattels & Fixtures
Chattels are not attached to the home, while
fixtures are (hanging on a hook is not considered a
fixture). We need to make a detailed and specified
list of what will be left behind, and what you'll
be taking with you. These may include, but are
certainly not limited to:
• Appliances
• Window coverings
• Electrical light fixtures
• Hot water tank - is it rented or owned?
• Alarm System - we need to know all the details,
including prices, transferability and cancellation
fees
• Home entertainment hardware and electronics
• A/C units
• Other leased equipment i.e. Furnace, maintenance
contracts, etc.
• Is there anything permanently attached to the
property that you would like to take with you? i.e.
sconces, chandelier, etc.
Miscellaneous Questions
We're very thorough, so don't be surprised if we
have lots of questions for you. The following are
very important to think about during this whole
process:
• What is the status of your mortgage? Will you be
taking it with you or paying it off? Are there any
penalties for early prepayment?
• What's your ideal closing date? Are you flexible
on this date?
• Do you have a street parking permit? Is your
front-pad parking legal? Are there any annual fees
that must be paid?
• If buying first, have you researched your bridge
financing options should you need it?
• If selling first, have you figured out alternative
accommodations should you need their?
• What major improvements have been completed on
your home? What years were they completed in, and do
you have any supporting documentation? Have all the
necessary permits been acquired and closed off?
• Do you have any drawings/plans for the work
completed?
Staging
Staging can be a great way to make your home stand
out from the competition. But don't get too stressed
about big additional costs or undertakings.
For one, not every home that goes to market requires
staging. In some cases, a thorough cleaning, some
fresh paint and/or de-cluttering may be all that is
required. However, in some cases it pays to have a
professional stage your home to really accentuate
all the wonderful rooms within the home.
Also, our staging contacts have great reputations
and working relationships with us. Their goal is
only to suggest things that make economic sensex in
maximizing the sale price of your home. We're not
looking to get you to spend thousands of dollars
needlessly. And remember, these are all just
suggestions. The decisions are ultimately yours, and
you're free to hire whomever you choose. We always
encourage our clients to ask around!
Ultimately, we'll discuss the pros and cons of
staging your home in greater detail when we meet.
